KPJ Construction (Kent) Ltd completed this single storey rear extension in Broadstairs, transforming an outdated rear layout into a contemporary open-plan kitchen and dining space. The project involved the demolition of an existing rear extension, WC, and lobby area, followed by the construction of a lower level rear extension designed to maximise space, light, and connection to the garden.
To achieve the new floor levels, we carried out ground reduction works to accommodate the new finished floor height and external patio area. Significant structural alterations were required, including the installation of steel beams and structural goal post frames, along with the removal of a load-bearing external wall to create a seamless open-plan layout.
Design features play a central role in this extension, with exposed internal steel beams, exposed roof rafters, and an internal yellow stock brick feature wall adding character and depth to the space. A large rooflight installed within the flat roof floods the kitchen with natural daylight, while large aluminium sliding doors allow the garden to become a true extension of the family living area.
Externally, the extension is finished in modern blue engineering brickwork, complemented by a stacked soldier course and black mortar, delivering a sharp contemporary finish that enhances the property’s overall appearance.
